What is Stamp Duty in South Australia?

According to RevenueSA, stamp duty is a tax charged on transfers of property in South Australia. It’s calculated on the dutiable value. This is the purchase price or the property’s market value, whichever is greater.

What is the Stamp Duty for Foreign Buyers in South Australia?

Foreign persons acquiring residential property in SA pay an additional 7% foreign ownership surcharge on top of standard stamp duty, calculated on the full dutiable value. Importantly, this surcharge applies regardless of any first home buyer relief the buyer might otherwise access.

Are there any exemptions from Stamp Duty in South Australia?

This is where SA stands apart from every other state: there is no stamp duty exemption or concession for first home buyers purchasing an established (previously lived-in) home: they pay the full standard rate above, same as anyone else.

Instead, from 6 June 2024, eligible first home buyers building or buying a new home, or buying vacant land to build on, receive a full stamp duty exemption with no value cap at all, regardless of how expensive the new build is. A separate $15,000 First Home Owner Grant is also available for new homes, again with no value cap, and can be claimed alongside the exemption.
