What is Stamp Duty in Tasmania?
According to the State Revenue Office Tasmania, property transfer duty (stamp duty) is charged on transfers of property in Tasmania, calculated on the greater of the purchase price or the property’s market value.
⚠️ Important update: Tasmania previously offered a 100% duty exemption for first home buyers on established homes valued up to $750,000. That exemption applied to purchases between 18 February 2024 and 30 June 2026, and has now ended. If you’re reading older material (including some calculators still online) describing this exemption as current, it’s out of date. As of 1 July 2026, first home buyers pay standard duty on established homes in Tasmania.
What are the Stamp Duty rates in Tasmania?
Tasmania has some of the lowest duty rates in the country, with a $50 flat minimum and a top marginal rate of just 4.5%, well under half of Victoria’s top rate.

Can Stamp Duty be part of my deposit in Tasmania?
The short answer is no. Let’s take a look at an example of a buyer purchasing an established home in Tasmania today.
Purchase Price: $650,000 established home, with a 10% deposit
Deposit on purchase = $65,000
Money lent to you via a home loan = $585,000
Costs made up of:
- Stamp Duty on purchase (standard rate, no FHB exemption): $24,622.50
- Mortgage registration fee: $167.58
- Transfer fee: 256.76
- Solicitor/Conveyancer (estimate): $1,500
- Building and pest inspections (estimate): $500
Who needs to pay Stamp Duty?
- ✅ The buyer pays it: not the seller.
- ✅ Duty must be paid within 3 months of signing the contract, and the transfer can’t be registered with the Land Titles Office until it’s paid.
What is the Stamp Duty for Foreign Buyers in Tasmania?
Foreign buyers in Tasmania pay an additional Foreign Investor Duty Surcharge of 8% on residential property, with a further 1.5% surcharge applying to primary production land.
Are there any exemptions or concessions in Tasmania?
As covered above, the 100% established-home first home buyer exemption ended on 30 June 2026 and hasn’t been replaced with anything equivalent. What remains for first home buyers:
- First Home Owner Grant (FHOG): $20,000 for eligible new-home transactions from 1 July 2026 to 30 June 2027. This is a cash grant, not a duty reduction, and only applies to new homes, not established properties.
- Pensioner duty concession: eligible pensioners downsizing to a new home may be able to access a duty concession, subject to a value threshold set by the State Revenue Office. Because thresholds are reviewed from time to time, check the current figure with SRO Tasmania when you’re ready to buy.
- Spouse and partner transfers: exemptions apply for transfers of a principal place of residence between married couples or de facto partners.
⚠️ IMPORTANT: Given how recently the established-home exemption ended, it’s worth double-checking current settings with your conveyancer before budgeting around any first home buyer relief.

$28,949. The average stamp duty amount for the average purchase property price in Tasmania!
NOTE: The above amount of stamp duty is calculated in July 2026 and the property price is from the ABS Total Value of Dwellings release for the March 2026 quarter, with the average (mean) property price in Tasmania being $750,300.
