What is Transfer (Stamp) Duty in Western Australia?
According to the WA Department of Finance, transfer duty (stamp duty) is charged on most transfers of property in Western Australia. Duty is determined by applying the relevant rate to the dutiable value of the transaction. This is the purchase price or market value, whichever is higher.
How is stamp duty calculated?
WA uses the same duty rates for all buyer types. Owner-occupiers, investors and (before any First Home Owner Rate concession) first home buyers all sit on the same general schedule. The one carve-out is the First Home Owner Rate (FHOR), covered below.
What are the Stamp Duty rates in Western Australia?

Can Stamp Duty be part of my deposit in Western Australia?
The short answer is no. Stamp duty is a separate cost on top of your deposit.
Let’s take a look at an example of a buyer purchasing a home in Western Australia.
Purchase Price: $650,000 with a 10% deposit
Deposit on purchase = $65,000
Money lent to you via a home loan = $585,000
Costs made up of:
- Stamp Duty on purchase (general rate): $24,890
- Mortgage registration fee: $225.10
- Transfer fee: $355.10
- Solicitor/Conveyancer (estimate): $1,500
- Building and pest inspections (estimate): $500
Who needs to pay Stamp Duty?
- ✅ The buyer pays it: not the seller.
- ✅ Documents generally need to be lodged within 2 months of becoming liable to pay duty.
- ✅ Even first home buyers may still pay some duty if their property value is over the relevant concession threshold.
What is the Stamp Duty for Foreign Buyers in Western Australia?
Foreign buyers in WA pay an additional 7% foreign transfer duty surcharge on top of standard transfer duty. This applies to individuals, corporations or trustees who meet the foreign person definition.
Are there any exemptions or concessions in Western Australia?
WA’s First Home Owner Rate (FHOR) was significantly expanded from 7 May 2026, statewide (the old metro/regional split has been removed):
- Full exemption: homes valued $600,000 or less (up from $500,000)
- Concessional rate: homes valued $600,001 to $800,000 (up from a $700,000 ceiling)
- Vacant land: full exemption to $450,000, concession to $550,000 (both increased from $350,000/$450,000)
To put the exemption in context, a general (non-FHB) buyer at exactly $600,000 pays $22,515 in standard duty, and at $800,000 pays $32,316, so the exemption and concession band together represent a substantial saving window for eligible first home buyers.
Between $600,000 and $800,000, the concession phases out gradually rather than cutting off sharply. The closer your purchase price is to $600,000, the closer you’ll get to paying nothing, and the closer to $800,000, the closer you’ll pay to the full rate. Other things worth knowing
- The $10,000 First Home Owner Grant (FHOG) cap for homes south of the 26th parallel of South Latitude increased to $800,000, and has been delinked from the FHOR duty concession: meaning you can now access a duty concession even if your purchase price is above the FHOG cap, which wasn’t previously possible.
- A separate off-the-plan duty concession applies to eligible strata and community title dwellings under construction.
⚠️ IMPORTANT: These changes took effect very recently. Always confirm current thresholds with your conveyancer or RevenueWA before relying on them.

$47,946. The average stamp duty amount for the average purchase property price in Western Australia!
NOTE: The above amount of stamp duty is calculated in July 2026 and the property price is from the ABS Total Value of Dwellings release for the March 2026 quarter, with the average (mean) property price in Western Australia being $1,103,500. WA recorded the strongest quarterly growth of any state this quarter.
